We arrive at the apartments on the first floor through the open corridor facing the inner courtyard.
The apartments on the first floor represent the modern-classical style. Combining the characteristics of restored stucco and interior doors and windows with modern design furniture.
The walls of the apartment are mostly painted wall surfaces, treated with premium paint. In some places, Oikos' unique decor painting, fitted into a stucco frame, can be seen.
The original Benott oak parquet stained in a unique color lends a homely look to the main spaces. In the living room, you can see parquet flooring with a unique pattern. And in the dining room and bedrooms, a 45˘ chevron pattern. The wet rooms have premium-quality marble-effect ceramic floor coverings from Lea, Porcelanosa, and Sant Agostino manufacturers. The walls were covered with large tiles that went up to the ceiling matching the flooring.
Regarding the built-in furniture, the stained veneered wooden surfaces and the colored painted fronts alternate. The most prominent built-in furniture in the apartment is the kitchen furniture and the TV wall in the living room. In the kitchen-dining area, a kitchen island covered with a marble-effect panel was placed, opposite a dining table for 6 people. The built-in household appliances were manufactured by Miele. All of the furniture comes from high-quality international manufacturers. Representing durability, the use of premium clay, and comfort as primary considerations.
The bedrooms are separated from the common areas by historic doors with restored ornate wood-carved cornices. From the dining room, you can access the living room with a modern-looking double-winged glass door. A custom-made wine cooler was installed in the wall opening between the two spaces. The bedrooms are equipped with double beds and built-in custom-made wardrobes. Each has a bathroom with its own entrance.
In the bathrooms, counters with double sinks have been designed with Krion sinks and counter-mounted Hansgrohe faucets, full-wall mirrored cabinets, and hidden LED lighting.
General lighting is provided by technical spot lights and high-quality design suspended lamps with 3000 K light sources. Mood lighting is provided by wall arms, floor lamps and hidden LED strips built into the furniture. The control takes place via the KNX system, which can be operated from smart wall panels and a phone application. The audio-visual system includes speakers recessed into the ceiling in the kitchen-dining area and in the bathrooms equipped with bathtubs.
The energy required for heating and cooling is produced centrally with a modern air-water heat pump system and condensing gas boilers. The heat pumps serve the heating system down to -2°C, then for efficient and economical operation, the condensing boilers take over the provision of heating energy with a continuous transition. The equipment is placed in the machine room on the attic level.
Several types of heat transfer systems are installed in the apartments, surface heating-cooling, floor heating, and a four-pipe fan-coil system ensure the desired temperature in each room. The mechanical equipment in the apartments is completely controlled by an intelligent KNX system.
All apartments have a central heat recovery ventilation system. The equipment takes in the fresh air above the roof and discharges the used air above the roof at a suitable distance from it. The amounts of air blown in correspond to the total amount of air extracted per apartment, so that balanced ventilation develops in the apartments. Individual kitchens are equipped with individual exhaust ducts, which lead the air emitted by the odor extractors above the roof.
